H&MCare, Inc. provides families in greater Philadelphia with expert, compassionate, cost-effective, and comprehensive home care. From supporting those with Alzheimer’s disease to complex physical disabilities, we provide care for patients of all ages with a variety of conditions and are passionate about helping people remain safely in their homes. A few years ago, we knew there were more ways we could support the community, so we decided it was time for expansion. But what would that look like? What would we need to support a larger population? How would we finance it?
Providing the Care Our Community Needs
After a lot of research, we decided the best way to serve the community was to bring medical access and healthcare to them. We decided to expand from in-home care to urgent care, pharmacy, independent senior living, and rehab services. The empty lot next to our existing headquarters in Southwest Philadelphia presented the opportunity to create a healthcare ecosystem that encompasses all these solutions and benefits our existing patients as well as future patients and the community at large.
Navigating Business Challenges
To navigate this unknown space, we turned to someone who knew the Philadelphia market, WSFS Bank. Knowing this was our first construction project, the WSFS team took a consultative approach and suggested that we hire an owner’s representative, who helped us stay on budget. WSFS also brought in the Philadelphia Industrial Development Corporation (PIDC) as a partner to help with the financing terms, and worked against difficult timelines to ensure we could take advantage of a PIDC program that was sunsetting at the end of 2022. As our partner, WSFS helped us ensure our new building stayed on budget and within our timeline. Thanks to them sharing their expertise, we broke ground on our new 30,000-sq.-ft. mixed-use healthcare facility at the end of February 2023. Once complete, this project will provide comprehensive healthcare services for underserved communities in the southwest section of Philadelphia and will create much-needed jobs in the area.
A Partner That Believes in Your Vision
WSFS made this project easy from the beginning. As a partner, they not only understood our vision and strategy, they also believed in it, which enabled us to get here today. While tight budgets and timelines can be challenging, especially for those who don’t have experience with construction projects, WSFS made the process easier by helping us every step of the way, like a true partner. We are fortunate to have found a partner that not only understands the industry, but understand H&MCare, our vision and the community.
